Who Are We Looking For? We have an exciting career opportunity for a Full-Time Experienced Marketing Specialist to join our expanding team.
As a Marketing Specialist, you will be responsible for developing and implementing marketing strategies and campaigns to promote our properties, attract potential tenants, and enhance our brand image. You will help develop, execute, monitor, and analyze marketing initiatives across a variety of channels. This role includes researching the market, competitor analysis, following trends, understanding our ideal renter, and mapping the renter lifecycle to help define our marketing strategy. Your creative talents and expert content creation abilities are pivotal in implementing and managing social media, digital campaigns, and all online and off-line marketing efforts. You will be reporting to the VP of Marketing & Leasing.
The successful candidate will enjoy working independently and collaborating with a team, thrive in a fast-paced, deadline-driven environment, will have a minimum of 2 years of experience in marketing and possess effective communication and time management skills.
JOB DESCRIPTION
Marketing Strategy
Market Research:
- Research the Toronto real estate industry focusing on condo and purpose-built rental.
- Use market research and industry reports to identify and understand rental market segments, target audiences, and define the ideal renter profiles with detailed personas.
- Determine our ideal renter’s needs, interests, buying habits, pain points, key messaging, and answers to their problems. Suggest the best channels to reach our target audiences.
- Research and map the customer journey to accurately capture the digital touchpoints in the renter lifecycle. Identify gaps, opportunities, and suggest any new tools (such as AI).
- Stay current with industry and viral trends, algorithm changes, and online conversations.
- Understand and follow all best practices in the industry (including SEO and SEM).
Marketing Plans:
- Prepare and/or update KG Group marketing and communication plans, including a social and digital roadmap, remarketing strategies, a Social Listening Tool Program, and online and offline advertising campaigns, to generate leads and promote property listings.
- Present marketing plans with goals and strategies to management clearly and concisely.
- Proactively evaluate, analyze, and report on effectiveness of marketing plans.
Content Creation & Implementation
Build Content Strategy
- Plan and manage a monthly content calendar for multiple channels and platforms such as social media (IG, FB, X, TikTok, LinkedIn, GMB, YouTube, Pinterest), posts, stories, reels, carousels, edit stock images/video, videos (short and long form) with thumbnails, ad creatives, testimonials, how-to's, FAQ’s, interviews, blogs, vlogs, email and website content, landing pages, captions, hashtags, and print materials (as required).
- Brainstorm, plan, design and execute marketing campaigns across various channels, including digital marketing, social media, content marketing, and email marketing.
- Implement content management and booking systems, lead management CRM’s, and social media management platforms like Hootsuite and Trello. Easily use software like Adobe Photoshop, Illustrator, Premiere, Canva and MS SharePoint.
Content Development & Execution
- Self-produce and edit creative collateral (images, video, print and/or copy) that is high quality and visually captivating to highlight our communities and features.
- Create original digital and/or print assets using your talents for visual storytelling to engage our audiences. Ensure a polished final product and the timeliness of deliverables.
- Create and manage a library of assets (that is maintained and backed up on SharePoint) in varying styles for all of KG Group’s digital platforms.
- Prepare effective and relatable written content such as scripts, storyboards, captions, and descriptions, monthly blogs (about 500 words), and 3 to 5 posts per week.
- Carefully proof-read, review, and edit all content before publishing. Maintain a high level of attention to detail for writing best practices including flow, grammar, and punctuation.
Campaign Management
Orchestrate the Lifecycle of a Marketing Campaign
- From concept to execution: Goals, audience, budget, timelines, channels/platforms, content, metrics, optimization, implement, monitor and evaluation.
- Prepare and own the marketing and campaign budgets, estimate monthly costs, manage campaign expenses, stay on budget, fulfill objectives and reconcile discrepancies.
- Paid Campaigns (PPC): Work with media partners and other consultants. Recommend budgets, media buys, specify targeting, and manage campaign on budget and schedule.
- Manage and monitor all platforms and channels. Respond to comments, messages, online reviews, and inquiries. Ensure all platforms comply with privacy and security protocols.
- Collaborate with IT and other contractors to ensure data collection methods meet our needs. Test, implement, troubleshoot and/or suggest and lead new methods as required.
- Review campaign performance, address challenges, make suggestions, and adjustments for best results to maximize online visibility, drive qualified traffic, increase conversions.
Optimization and Technical SEO
- Research, develop, implement, and manage KG Group’s analytics and metrics, such as GA4, conversion and engagement rates, CTR, attribution models, users, open rates, A/B testing.
- Research, develop, implement, and manage tagging architecture to ensure accurate measurement, such as on-page SEO (slugs, page titles, meta descriptions, alt texts, alt tags, header tags, HTML code, pixel, UTM codes, API’s and eliminate redundant tags).
- Research and analyze keywords. Ensure all content is maximized for digital searches. Research, create and implement off-page SEO (link building plan with relevant backlinks).
- Provide weekly metrics updates as requested.
Data Collection, Analysis, and Reporting
- Monitor, track, collect, and analyze data from metrics for all marketing campaigns. Perform detailed analysis on customer segmentation, user behaviour, and funnel analysis.
- Perform quarterly audit on KG Group’s SEO, website (load speeds, sitemaps, core web vitals, UX), analyze share of voice and sentiment, and campaign performance.
- Perform quarterly analysis on data collection methods and make recommendations.
- Perform semi-annual competitor’s analysis (organic, paid, social, email campaigns, keyword and website audit using MS Ad Transparency). Report findings with suggestions.
- Develop and automate all reports with KPI’s, and other metrics (such as exit pages, traffic sources, search rankings, conversions and leads, and organic metrics) and ROI.
- Prepare monthly executive-ready presentations summarizing findings, identify gaps and opportunities, and recommendations. Translate any technical information to executives.
Event Coordination
- Plan and execute events (securing venues, sending atrand tracking invites, attendance, room decor, catering). Collaborate with vendors for seamless logistics.
- Lead post-event report (leads, budget, evaluate success) with suggestions for future.
- Collaborate with colleagues to plan and execute staff and resident events.
- Make on-site appearances and travel between all KG properties as required.
- Maintain promotional inventory, signage, equipment, supplies, and marketing materials.
Additional Duties and Responsibilities:
- Coordinate with internal teams to ensure smooth execution of marketing initiatives.
- Provide tech support to different departments in the KG Group team
- Collaborate with vendors like printing companies, to create high-quality marketing materials.
- Attend webinars, conferences and in-person events and educational events as required.
- Source talent/influencers/creators or industry-related profiles for campaign opportunities
- Foster partnerships local businesses for pop up and cross promotion opportunities.
- Assist with back-end website tasks and publishing.
- Write any additional copy required for internal communications (such as emails, invites)
- Assist with special projects.
Qualifications and Skills:
