NATURE OF WORK:
The principal and customary work of the employee in this employment class consists in performing technical duties in the field of building mechanicals, in order to ensure the good working order of the equipment. He operates and modifies mechanical, electrical and control installations, and applies the regular and preventive maintenance programs for different equipment, apparatus and power or service systems.
In particular, the Building Services Technician will carry out the regular and preventive maintenance programs for different equipment, apparatus and power or service systems: steam, domestic hot water, sprinklers, vacuum, pneumatic systems, refrigerated water, etc. In accordance with the regulations in force, the Building Services Technician gives technical help by carrying out research, drawing up plans, writing out specifications and by checking that the work respects the terms of the contracts.
RESPONSIBILITIES:
• Responsible for the operation, the maintenance, and the inspection of systems related to electrical and plumbing installations.
• Draws up and prepares drawings for electricity, plumbing, architecture, heating, ventilation, refrigeration, or other works as well as the appropriate specifications for tendering and construction. Draws up standard plans for certain premises, equipment and furniture; and carries out assignments related to cost estimates and verifications.
• Prepares, distributes and assures the upkeep of departmental work orders for preventative maintenance, renovations, repairs, and cleaning using the necessary computer software.
• Carries out regular inspections, operation tests and preventative maintenance; makes necessary repairs or ensures that repairs are carried out; makes the necessary recommendations for major repairs or for required improvements.
• Supports HVAC systems and other Building Technicians, as required.
• Trains less experienced technicians and coordinates the work of other support employees involved in the carrying out of maintenance programs or technical operations for which he is responsible.
• Ensures the upkeep of the physical inventory of electrical and plumbing services and of the supply depot of spare parts that are necessary for the reliability of the systems.
• Studies and proposes energy saving programs; implements them or have them implemented when they are approved by the college.
• Performs any other related tasks as needed.
QUALIFICATIONS:
To have a diploma of college studies (DEC) in building mechanicals or a diploma or an attestation of studies which is recognized as equivalent by the competent authority.

• Intermediate knowledge of AutoCAD (testing may be required)
• Basic skills in Microsoft Excel (testing may be required)
• Basic skills in Access would be an asset
• Knowledge of building maintenance software (i.e.: Maximo) or centralized HVAC control software (i.e.: Johnson Controls, Honeywell, Trane) would be an asset
